Museum Boulevard Intersection Improvements Approved, Contract Awarded to Campanellen Suns Inc.

The village board approved an ordinance authorizing the village manager to execute a contract with Campanellen Suns Incorporated for the Museum Boulevard intersection improvements. The project aims to improve traffic safety and flow at the intersection of Museum Boulevard and Ring Road, which has seen a significant number of accidents due to its orientation and right-in/right-out configuration. The design includes a simple full stop for southbound Museum Boulevard traffic, improved sight lines, and a left turn for northbound Museum Boulevard. The sidewalk multi-use path will end at the village's right-of-way. A temporary construction easement with Hawthorne Mall was also approved to facilitate the work. The project is estimated to cost $367,000, with Campanellen Suns' bid being favorable and under the engineer's estimate. The board also discussed the potential relocation of a Greg's Landing South HOA sign, although this is not part of the current construction scope.

River's Edge Town Homes Project Moves Forward with Conditions After Planning and Zoning Review

The village board discussed the River's Edge Town Homes project, a proposed 17-unit rental townhome community. This project involves amending the original PUD and subdividing the parcel to accommodate the townhomes and retain the existing condo garage. The Planning and Zoning Commission reviewed the petition, hearing from two speakers in favor and one against. The commission acknowledged past approvals for the site and ultimately voted in favor, with one abstention, subject to several conditions. These conditions include technical reviews from engineering regarding pond management, removal of an accessible parking stall, modifications to the landscape plan, and the establishment of a supplemental easement agreement between the rental community and the existing condo HOA to define cost-sharing, construction issues, access, and shared amenities like the dog run. The developer's attorney indicated that a draft easement agreement, prepared by the HOA's attorneys, is nearing finalization.
