Vernon Hills Industrial Park (VHIP) Development Plan Recommended for Approval
The Planning and Zoning Commission reviewed a petition by JCA Hayes, LLC, to develop a multi-building light industrial park, branded Vernon Hills Industrial Park (VHIP), at 100-230 South Milwaukee Avenue on the former American Hotel Registry site. The project includes a large build-to-suit building for Hand to Mine (approx. 700,000 sq ft) and three speculative buildings (approx. 100,000 sq ft each). The development is within the Continental Executive Park regional PUD zoning framework. The commission discussed site plans, architectural designs, landscape plans, traffic impact, and noise concerns. Several conditions were added, including increased canopy trees on the west side, cleanup of vegetation south of the sound wall, modifications to landscaping at entrances and parking islands, and restrictions on truck traffic at the south entrance. The proposal received a positive recommendation for approval, moving to the board for further review.
Treehouse Play Cafe Special Use Permit and Signage Variation Approved by Planning and Zoning Commission
The Planning and Zoning Commission considered a special use permit and signage variation for the Treehouse Play Cafe, a children's recreational facility. The applicant, Mike Ferguson, plans to open a third location in a former Party City space. The proposal includes a play structure, two play spaces, a cafe, and potentially serving beer and wine. Concerns were raised by commissioners and the public regarding security, noise, and the sale of alcohol. Commissioners Cotton and Nabitt voted against the special use permit, citing security concerns, but the motion to approve passed with a 3-2 vote. The signage variation was approved unanimously. The project will move to the board for final review.
