Proposed Car Wash Development Faces Significant Traffic Concerns from Village Board
A courtesy review was held for a proposed car wash development by DreamClean at 575 and 585-593 Ela Road. While the applicant presented their business model, site plan, and operational strategies to mitigate noise and traffic, board members expressed significant concerns about the project's potential impact on already congested traffic conditions on Ela Road, especially during peak hours and near the intersection with Rand Road. The train crossing at Ela Road was also cited as a major traffic impediment. The board indicated that traffic is the primary concern and potential deal-breaker for this location.
Three Acorns Subdivision Approved: Rezoning to Allow Three New Homes
The village board reviewed a zoning map amendment and final plat for the Three Acorns subdivision, which rezones two vacant lots from R4 to R5 residential to create three buildable lots. This subdivision will allow for the construction of three new single-family homes, with lot sizes ranging from 10,000 to 12,000 square feet. The planning and zoning commission unanimously recommended approval.
Intergovernmental Agreement Amended for Regional Water Project Loan Approval
The village board approved an amendment to an intergovernmental agreement with the Central Lake County Joint Action Water Agency (CLC Jawa) for the regional water project. This amendment, requested by the Illinois EPA, includes provisions for property acquisition authority, SRF loan repayment, project funding responsibilities, and adds six potential easement locations. This is a final revision before the IEPA issues an SRF loan.
