Golden City Council Approves Affordable Housing Urban Renewal Plan and Amends Metropolitan District Service Plan

The Golden City Council discussed and approved Resolution 3336, a tax increment revenue sharing agreement with the Golden Urban Renewal Authority (GURA) for the 17455 West 16th Avenue urban renewal area, and Resolution 3330, establishing this new urban renewal plan area. The project, located at the former Church of the Nazarene site, aims to develop approximately 47 affordable homeownership townhomes. GURA is requesting 100% of the property tax increment over 25 years to fund the affordable housing project. The plan area is a single, 2.4-acre parcel that is currently tax-exempt. The council also amended Resolution 3335, the service plan for the Junction Metropolitan District, to remove the 40-year term limit on debt imposition, allowing for greater flexibility in refinancing and accommodating phased development. The Junction property is a 51-acre site in North Golden zoned for light industrial and commercial use, intended for approximately 500,000 square feet of commercial space, with significant infrastructure improvements planned.
