Kernersville Approves Rezoning for Medical Office and Childcare Center

Kernersville Adopts New Rules for On-Street Parking in TND Districts
The Kernersville Board of Aldermen approved a text amendment (KT284) to Article 3 of the UDO concerning on-street parking within Traditional Neighborhood Design (TND) zoning districts. This amendment provides clarity on when on-street parking is permitted and how it can count towards off-street parking requirements, particularly in commercial areas. The new regulations specify standards for the layout, marking, and utilization of on-street parking spaces, ensuring they are integrated into the roadway cross-section and do not impede emergency access or trash collection. On-street parking spaces can count towards off-street parking minimums for commercial and multi-family uses, but not for single-family detached and attached dwellings. The amendment was based on research of ordinances in other municipalities and received unanimous approval from both the Planning Board and the Board of Aldermen.
Kernersville Updates Flood Map Ordinances for NFIP Compliance
The Kernersville Board of Aldermen unanimously approved a text amendment (KT285) to Article 9 of the UDO regarding Flood Insurance Rate Maps (FIRMs). This amendment officially recognizes the most recently adopted North Carolina FIRMs and incorporates language to automatically include future revisions to these maps, avoiding the need for repeated text amendments. This is crucial for the town's participation in the National Flood Insurance Program (NFIP). The update includes provisions for maps dated August 21, 2026, and subsequent revisions, as well as extending applicability to flood areas within both Forsyth and Guilford counties, as Kernersville's jurisdiction extends into Guilford County. The Planning Board and staff recommended approval, and all members present voted in favor.
Resident Raises Concerns Over Apartment Building Proximity and Landscaping
A resident, Buddy Nelson, addressed the board regarding a five-story apartment building constructed at 8634 Hall River Road, adjacent to his mother's property. Nelson expressed concerns about the landscaping (described as 'little flowers, little plants') between the building and his mother's yard, and the potential for inadequate privacy and security. He requested the construction of a fence and mentioned prior unsuccessful attempts to discuss this with town officials. Katherine Garner and Mr. Swisser acknowledged the concerns and stated they would review the plans to ensure compliance with the UDO regarding landscaping and lighting, and investigate the feasibility of addressing the fence request.
