Code Compliance Officer Bashier Turzy presented a case against Eminem Living Trust 81715 AMB at 2280 Rebington Road for violations A and B concerning a pool and concrete work added without a permit (Florida Building Code Section 105.1). The case was opened proactively on December 14, 2025. The property owner, represented by Milton Manuela, requested a 90-day extension due to recent major surgeries and financial hardship. The city agreed to a two-milestone compliance plan: obtain necessary permits within 30 days (by August 21, 2026) and complete the work within 90 days (by October 20, 2026). Failure to meet either milestone will result in daily fines of $250 per violation ($500 total) starting the day after the missed deadline.

The case began on March 16, 2026. The city requested 30 days, until August 21, 2026, for the property to come into compliance, with a daily fine of $100 imposed thereafter. The magistrate found a violation and set the compliance date as requested, with fines to commence if compliance is not achieved by August 22, 2026.
Ongoing Fine for Fire Code Violation A at 1240 Providence Boulevard
Fire Marshal Sharon Shivers presented a case against Truly Corp at 1240 Providence Boulevard, Suite 3. Violation B was brought into compliance, but violation A remains outstanding. The property owner was given 30 days to comply from a May 27, 2026 ruling but failed to do so for violation A. The property has incurred a daily fine of $50 since June 27, 2026, accumulating $1,600 over 26 days. The magistrate ordered the fines to continue at $50 per day until compliance is verified by a fire safety inspector.
Storage Unit Removal Deadline Set for 2865 Facing Circle
Code Compliance Officer Bashier Turzy presented a case against Jose Antonio Va Estraa and Jiara Delgado at 2865 Facing Circle regarding a temporary portable storage unit (shipping container) remaining on the property beyond the 30-day limit (City Ordinance Section 66-18). The case opened February 17, 2026. The property owner was given multiple extensions but remained non-compliant. The city requested 15 days for removal, setting a compliance date of August 6, 2026. A daily fine of $100 will begin on August 7, 2026, if the unit is not removed.
Permit or Restoration Required for Secondary Driveway at 1968 South Omill Drive
Code Compliance Officer Tina Pagan presented a case against Burn Tyler and Burn Jodi G. at 1968 South Omill Drive for a violation of the Florida Building Code (Section 105.1) related to a secondary driveway without a permit. The case opened May 15, 2026. The property owner, Tyler Burn, stated he has removed the crushed rock material and replaced it with soil, and has been attempting to grow grass. However, he is still parking a truck and trailer in that area, which the city considers a secondary driveway and a violation. The magistrate found a violation and set a compliance date of August 21, 2026. If compliance is not achieved, a daily fine of $100 will commence on August 22, 2026. Alternatively, the property owner can obtain permits for a driveway expansion.
