Bayer East Campus Boundary Adjustment Approved, Consolidating 16 Lots into 4
The commission reviewed and approved a boundary adjustment plat for the Bayer East campus, consolidating 16 existing lots into four new lots. CV Acquisitions LLC is under contract to purchase three of these new lots. The adjustment does not change the perimeter of the right-of-way lines along Lindbergh Boulevard, Olive, North Warson, or the south property line. The applicant will return with a development proposal at a future date.
City Considers NAICS Code Update and Zoning District Use Expansions
The Planning and Zoning Commission discussed proposed text amendments to update the city's NAICS Code Table A from the 2012 version to the 2022 version. Staff also proposed expanding allowed uses in PO (Planned Office), LI (Light Industrial), and RO (Research Office) districts to address vacancies and support the 39 North Ag Tech district. Specific proposed changes include allowing certain contractor uses as permitted instead of conditional in LI, and allowing home health care services, child and youth services, and personal care services in PO districts.
Cell Tower Monopole Application and Subdivision Improvement Plans on Agenda
The commission was informed about two upcoming applications: a text amendment and a conditional use permit for a 100-foot-tall cell tower monopole on the Missouri Baptist campus, proposed by Vertical Bridge for Verizon. The text amendment aims to modify setback requirements, allowing the monopole to be closer to property lines if an engineer provides a no-fall zone letter. Additionally, applications for two front yard fences and improvement plans for Bay Con Estate, a three-lot subdivision for Benayamuna congregation by Lombardo Homes, were mentioned.
