City Council Denies Rezoning for Briargate Multi-Family Development Amidst Traffic and Safety Concerns

City Council voted to deny a rezoning request and land use plan amendment for a 7.93-acre property at 1625 Spring Crest Road. The property, currently zoned Business Park, was proposed to be rezoned to Mixed Use Medium Scale with an Air Force Academy overlay, and a corresponding land use plan for multi-family residential development. Concerns raised by residents and some council members included traffic congestion, school safety, lack of compatible transition to the adjacent residential neighborhoods, and potential negative impacts on emergency services access. The Planning Commission had recommended approval with conditions, including prohibiting certain commercial uses, but the council ultimately voted to deny the proposal based on criteria in the Unified Development Code.
