Plan Commission Recommends Approval for Outdoor Storage at 4325 South Washburn Street

The Plan Commission reviewed and considered a general development plan and specific implementation plan for outdoor storage at 4325 South Washburn Street. The site, a 3.94-acre lot zoned suburban mixed-use with a planned development overlay, is currently used by McQueen Environmental Solutions Service Center. The applicant requested a base standard modification to allow outdoor storage, as it is not permitted in the SMU district. Staff recommended approval, noting the historical use of the site for industrial and storage purposes and its compatibility with surrounding industrial uses. Conditions include an 8-foot tall chainlink fence with privacy slatting for screening and additional landscaping points to meet code requirements, to be addressed during site plan review. No storm water requirements are needed, and lighting levels meet minimum requirements without exceeding maximums at property lines. The Plan Commission voted 7-0 to recommend approval of the plan, findings, and recommendations.
