Plan Commission Recommends Approval for Outdoor Storage at 4325 South Washburn Street
The Plan Commission reviewed and considered a general development plan and specific implementation plan for outdoor storage at 4325 South Washburn Street. The proposal includes a possible small fuel station and internal building improvements for an equipment rental business. The site, a 3.94-acre lot zoned suburban mixed-use with a planned development overlay, is currently used by McQueen Environmental Solutions Service Center. The applicant requested a base standard modification to allow outdoor storage, as it is not permitted in the SMU district. Staff recommended approval, noting the historical use of the site for industrial and storage purposes and its compatibility with surrounding industrial uses. Conditions include an 8-foot tall chainlink fence with privacy slatting for screening and additional landscaping points to meet code requirements, to be addressed during site plan review. No storm water requirements are needed, and lighting levels meet minimum requirements without exceeding maximums at property lines. The Plan Commission voted 7-0 to recommend approval of the plan, findings, and recommendations.
Plan Commission Selects SRF Consulting Group for Zoning Code Rewrite
The Plan Commission selected SRF Consulting Group from Middleton, Wisconsin, to rewrite the city's municipal zoning ordinance. The goal is to modernize the ordinance to support predictable development outcomes, reduce administrative challenges, and reflect current technology and market conditions. Six proposals were received, and three firms were interviewed. SRF Consulting Group has experience with zoning ordinance updates, comprehensive plans, and general planning in over 40 cities in the upper Midwest. The rewrite is anticipated to take 12 to 18 months, involving community outreach such as surveys, open houses, and focus groups. The Plan Commission will serve as the steering committee for the project. The estimated cost is around $125,000. The motion to recommend approval of selecting SRF Consulting Group passed with a 7-0 vote.
