Mishawaka Council Approves Rezoning for Elder Road Property to Residential Use Amidst Septic System Considerations
The Mishawaka Common Council considered and approved an ordinance to rezone a parcel of land from I1 light industrial to R1 single-family residential. The property, located on the west side of Elder Road approximately 2,470 ft south of Day Road, was originally annexed in 1966 and was zoned industrial. The applicant, Todd Lang, intends to use the property for a family residence and to centralize his family's low-voltage electrical business. Due to the property's location and the significant cost of extending municipal sewer and water lines, the development will rely on a septic system and well water, which has been approved by the St. Joseph County Health Department. Council members expressed some concerns about the use of septic systems given current city standards, but ultimately approved the rezoning due to the property's long-standing vacancy and the proposed residential use being less intensive than the previous industrial zoning. A second, similar ordinance rezoned a property from I2 heavy industrial to R1 single-family residential at 3616 York Street, which was also approved.
