Motel 6 Repurposed for Assisted Living/Affordable Housing
The Planning Commission recommended approval for a conditional use permit and certificate of design compliance (CY25-26) to repurpose the existing Motel 6 at 1731 Premier Drive into assisted living/affordable housing for the elderly and disabled. The 66 hotel units will be converted into approximately 60-63 residential units. Exterior modifications include removing the Motel 6 marquee and repainting the building's exterior. The project also includes an outdoor green space with amenities and addresses parking and bicycle parking requirements. Several letters of support were provided. Eastwood Energy Center Preliminary and Final Plat Approved
The Planning Commission reviewed and recommended approval for the preliminary and final plat of Eastwood Energy Center number seven (CY24-26). The project involves creating a three-lot subdivision from a previously registered land survey. Lot 1 is 8 acres, Lot 2 is 4.4 acres, and Lot 3 is 6 acres. The developer aims to create new building sites for two future tenants, with Lot 2 currently unidentified. Stormwater management will be handled on-site, and a traffic study will be required at the time of building permit submission. Conditions include ongoing work with city staff on drainage and design, submission of traffic impact studies, providing easements for stormwater ponds and shared drives, paying utility connection fees, and investigating wetlands.
Snell Edition Final Plat Approved by Planning Commission
The Planning Commission reviewed and recommended approval for the final plat of Snell Edition, which involves amending existing property lines for a car dealership and car wash at 1900 and 1990 Madison Avenue. No modifications to the property or structures are proposed at this time. The plat creates two lots: Lot 1 (19.15 acres) for the dealership and Lot 2 (1.07 acres) for the car wash. Existing utility infrastructure serves the property, and no wetlands were identified. The commission also approved the agenda and minutes from the previous meeting.

The modification is necessary because the original grading plan was designed for a walkout structure, while the applicant proposes a slab-on-grade single-family home, requiring substantial grading changes. The project involves constructing a 2,200 sq ft home, an attached garage, and a retaining wall. The site contains environmentally sensitive areas, including slopes, bluffs, and a wetland, necessitating specific setbacks and signage. The commission also voted on this item.
