Planning Commission Supports Rezoning for 50 Townhouses on Farrington Road

The Durham Planning Commission reviewed and recommended approval for the rezoning of one parcel totaling approximately 7.5 acres at 4702 Farrington Road (Z250039) from residential suburban 20 to plan development residential 6.676 to allow up to 50 townhouses. The proposal includes commitments for a dog park and playground, a $5,000 DPS contribution, 100% native tree species, dark sky-approved lighting, additional street trees along Randall Road, striping of parallel parking along Randall Road, extension of Midford Creek, and an off-site sidewalk. The site is designated mixed residential neighborhood on the place type map and is consistent with this designation. The applicant held five neighborhood meetings and made commitments based on feedback, including a 30-foot buffer and 10-foot setback along Randall Road. Community members raised concerns about traffic, speed on Randall Road, lack of traffic control, school capacity, infrastructure strain, and environmental impacts. The applicant addressed traffic concerns by noting the proposal is below the TIA threshold and highlighted traffic calming measures. The commission voted 7-3 to forward the case to City Council with a favorable recommendation.
