Plan Commission Recommends Consolidating and Updating City Fee Structures
The plan commission discussed and recommended a resolution to amend the city's zoning code fees. The proposal aims to consolidate all city fees, including those for planning and zoning, into a single section (4-4) of the code for easier public access. Currently, many fees are outdated, some dating back to 1970 or 1995, and do not align with current market rates or other city fee structures. Moving these fees to section 4-4 will allow the City Council to adjust them without requiring the Plan Commission's recommendation, streamlining the process and ensuring fees reflect current administrative costs and are competitive with similar municipalities. The commission approved the recommendation.
Property Split Approved for 1017 North Miami Street to Facilitate House Sale
Todd and Terry Adams of KLN Property Incorporated requested to split a 0.09-acre parcel located at 1017 North Miami Street. The purpose of the split is to sell the house located on the property separately from the back part of the building. The property is currently platted with the house and the back building on the same lot. The Adamses had previously received approval from the Board of Zoning Appeals for a smaller lot size, conditioned on the Plan Commission approving the property split. The commission discussed whether this constituted a subdivision or a simple split, considering factors like utility access, road access, and drainage. Given that the house has necessary access and drainage, and to avoid the full subdivision process for a relatively simple split, the commission approved the request.
Chipela Place Final Plat Approved After Extended Development History
The plan commission heard a request for final plat approval for Chipela Place. The developer, Bigs Indiana Properties LLC, represented by Jack Vince and Nick Coons, sought approval for the secondary plat, which is consistent with the primary plat previously approved. The project has a history of being complex due to multiple owners and previous developers who went bankrupt or faced issues with condominium regimes. The current developer has undertaken significant efforts to resolve these issues. The commission approved the final plat.
