North Point PUD Advances with Diverse Housing, Commercial, and Daycare Plans
The city is progressing with the North Point PUD (Planned Unit Development) submission, detailing a mixed-use development featuring various housing types, commercial spaces, and a daycare facility. The development plan, created in partnership with Polish Homes and Cobalt, aims to offer a diverse range of housing prices and ownership options, including village clusters, detached rear-load units, and single-family front-load homes. Affordable homeownership options are also planned in partnership with Rooted Homes and potentially Habitat. The project includes market-rate rental units (Cobalt product) and affordable rental units (Housing Works). A significant component is the inclusion of commercial space, with negotiations ongoing to increase the proposed footprint. Additionally, plans for a daycare facility, designed as a shell for tenant finish, are in progress, with a preferred location near a park. The park amenities are being scaled down from the original 'Taj Mahal' concept to a more manageable neighborhood park size, incorporating accessible spaces and dog runs. Road infrastructure, including a sewer lift station, is under construction, and the PUD application is expected soon, with construction anticipated to begin next year.
Tailwind Hospitality Recommended for Airport Retail Concessions Contract
The airport's retail and vending concession contract is being reviewed, with a recommendation to award the contract to Tailwind Hospitality. This follows a previous decision to approve the food and beverage portion of the concessions contract. A selection committee, including a council member, evaluated proposals based on criteria such as customer experience, partnership quality, sense of place, and revenue generation. Tailwind Hospitality received high scores, offering favorable financial terms, including the highest proposed rent structure and a significant Minimum Allowable Guarantee (MAG), which is crucial for the airport's financial stability and bonding capacity. The proposed plan includes redeveloping the pre-security retail space and building a larger retail area post-security. Tailwind has committed to working with local vendors and has provided data on local vs. non-local product sales, with the airport retaining approval over all goods. The contract is expected to come before the council for a formal vote soon.
