Princeton Planning Board Continues Review of Toll Brothers' 85-Unit Development on Thanet Circle, Addressing Site Plan Revisions and Public Concerns
The Planning Board continued its hearing on Toll NJ1 LLC's application for preliminary and final major site development approval for 85 residential units at 29 Thanet Circle. The applicant presented revised architectural and site plans addressing previous comments regarding ADA parking, designated parking for affordable units, sidewalk modifications, and shared roadways for bicycles. The board and applicant discussed the specifics of unit configurations, materials, window placement, and the accessibility of affordable units. There was significant discussion about the clustering of affordable units in two separate buildings, the size and amenities of these units compared to market-rate units, and adherence to UHAC regulations. The board also addressed concerns about potential environmental impacts, construction noise, dust control, screening between the development and neighboring properties, snow disposal, and the need for updated fire flow tests and confirmation of sewer capacity. The board tentatively agreed to a condition requiring the applicant to work with staff on incorporating additional windows on side elevations and to develop a comprehensive construction management plan.
