Florence Planning Commission Approves Commercial Easement for Parcel Subdivision
The commission approved a request for a commercial easement to be included with the subdivision of a parcel at 513 South Quite Street, identified by tax map number 975049. This easement is necessary for the new owner to subdivide the parcel into four individual lots, each containing an apartment building, and to provide access to the interior parcels. The property is zoned commercial reuse and is part of the Tim Park neighborhood overlay district. The easement will follow the existing driveway and be maintained by the property owner. Florence Planning Commission Approves Commercial Easement for Church Property Subdivision
The commission approved a request for a commercial easement to be included with the subdivision of a parcel at 2925 West Palmetto Street, identified by tax map number 0010001108. This parcel is home to the First Assembly of God church and its parsonage. The church plans to subdivide the area containing the house for financing purposes, not for sale. The commercial easement will follow the driveway to provide access to the new parcel from West Palmetto Street. The property is zoned campus. This was item PC 2026-20.
Florence Planning Commission Approves Sketch Plan for Whispering Pines Residential Development
The commission reviewed the sketch plan for Whispering Pines, a proposed 43.9-acre residential development located off West Lucas Street. The property, zoned RG3 (general residential), will feature 155 total lots with a minimum lot size of 4500 square feet and a minimum lot width of 50 feet. Approximately 30.5% of the property will be set aside for open space, which allows for density bonuses. The development will utilize city water, sewer, and stormwater infrastructure, with the city taking over maintenance after inspection. The developer is preserving existing tree canopy and will add new plantings as needed. There are three wetlands on the property, and while a 2007/2008 Army Corps of Engineers letter indicated they were non-jurisdictional, an updated letter will be required. The plan includes provisions for an abbreviated traffic study, with a more thorough study to be conducted once school is back in session. The developer has agreed to comply with SC DOT regulations regarding traffic improvements. This was item PC 2026-21.
