St. John's Towns Entry Sign Update Approved with Original Design
The Planning Commission reviewed a proposal for an updated entry sign and signage for St. John's Towns. While the original design with limestone and a curved profile was architecturally preferred by some commissioners for its aesthetics and safety (less obstructive view), the applicant proposed a new design using Timber-like materials and a flat profile, citing a desire for modernization. A key point of discussion was the allowance for uplighting, which the applicant requested as a special exception due to the entrance's location. The commission ultimately voted to approve the uplighting contingent on staff review of illumination levels and color temperature, while keeping the original, architecturally preferred sign design and allowing the applicant to change the wording to 'Towns at St. John's'.
Dunkin' Donuts Facade Renovation Approved with Conditions
The Planning Commission reviewed a major administrative review for a site plan amendment for Dunkin' Donuts at 655 Ann Arbor Road, formerly Wendy's. The proposal involves facade renovations, including removing the mansard roof parapet for a taller monolith feature, recladding parts of the building with a mix of exposed brick and new covering, and painting. The drive-through window configuration is being modified, and a drive-thru tower feature will be added. Concerns were raised regarding the extensive corporate branding, the number of colors used (gray, charcoal, pink, orange, wood, white), and the overall aesthetic compared to surrounding buildings. The applicant was requested to provide a complete photometric plan, confirm LED lighting orientation, and the commission recommended marked crosswalks and a dedicated loading space. The application was approved with these conditions. Separate monument sign review was postponed.
