Annexation and R2 Zoning Approved for 4.87-Acre Parcel on Stroble Road
The City Council approved the annexation and zoning ordinance for a nearly 5-acre parcel located south of the Indian Creek corridor on Stroble Road. The property, owned by TH Holdings 2022, was contiguous to the city limits and eligible for annexation. The request included an R2 zoning classification. The applicant, Ben Decker, expressed a 22-year dream of building a new house on the property. Sid Anderson, a neighbor, also supported the annexation and noted it was a modernization of a plan originally platted in 1909 and replatted in 1912. The council unanimously approved the ordinance after waiving three readings.
Seasons Creek Subdivision Development Agreement Modification Denied
The City Council considered a modification to the development agreement for the Seasons Creek subdivision. The original development agreement was recorded in 2008, and the modification sought to update it to reflect current city standards, agency requirements, and modern realities. The applicant requested a rezoning for R6 and commercial zones, a dedication of land for the Kuna school district, and a city utility lot. Various council members and residents raised concerns about historical zoning discrepancies, the timeline of development, traffic impact, and the proximity of a school site to railroad tracks. The council ultimately voted to deny the application.
