Planning Commission Recognizes Long-Serving Members, Discusses Meeting Start Time and Training Opportunities

Additionally, staff initiated a discussion about potentially moving the meeting start time from 7 PM to 6:30 PM, to better align with other commissions and accommodate potential future lengthy project discussions. The commission expressed general willingness to try the earlier start time beginning June 25th. Discussions also touched upon opportunities for continued training for commissioners, including potential topics like the Build Illinois Act, special use permits, and legal precedent, and noted the availability of resources from organizations like the Chattak Institute and IML.
Commission Discusses Mixed-Use Development Concepts for Chestnut Road and Ridge Road Sites
The Planning and Zoning Commission held a pre-meeting conceptual discussion for two mixed-development projects proposed at 2024 Chestnut Road and 66 Ridge Road. The discussion focused on the 2066 Ridge Road site, with the applicant presenting two concepts: a 28-unit building on the current site and a larger 48-unit building if adjacent property (Dan's Classics) is acquired. The latter plan involves relocating an easement to provide access to neighboring properties and includes micro-retail spaces. The commission discussed site constraints, parking, unit mix, potential for acquiring adjacent land, and the win-win economic benefits of redeveloping the area. The applicants intend to host community meetings and proceed with staff review and entitlement applications.
Planning Commission Approves Seven Brew Drive-Thru Coffee Shop
The Planning and Zoning Commission considered a site plan review, special use permit for a drive-thru facility, and a variance for perimeter landscape area requirements for a proposed Seven Brew coffee shop at 17855 Hollstead Street. The property was formerly occupied by Boston Market. The commission discussed traffic flow, site design, utility connections, landscape buffer reduction, and operational aspects of the drive-thru. The applicant proposed a double drive-thru concept with no interior or exterior dining, and walk-up ordering. The commission approved all three items.
