Wholesale Construction Supply Business Approved with Access Restrictions for 6291 Western Ave
The Planning Commission considered a Conditional Use Permit (CUP) for a wholesale construction supply business with incidental outdoor storage at 6291 Western Avenue. The site, totaling 2.12 acres, currently has four industrial buildings, one of which will be demolished. The proposal includes outdoor storage areas for construction materials, screened by landscaping and existing structures. Conditions of approval address security, anti-graffiti coatings, and landscaping. Concerns were raised by Commissioner Carver regarding increased commercial traffic near a school and the use of an alley for access. The applicant and staff clarified that the alley would be maintained for emergency and trash access only, with primary access from Western and Burnham Avenues. A public commenter, Ryan Bernhardt, raised concerns about an accessible path of travel encroaching on his property and requested the alley be restricted to non-commercial use. The Commission ultimately voted to approve the CUP with an added condition restricting the alley access for the subject property to emergency vehicles and trash collection only.
Buena Park Boardwalk Project Moves Forward with Planning Commission Recommendation
The Planning Commission reviewed and recommended approval for a development agreement and variance for the Buena Park Boardwalk project at 7711-7733 Beach Boulevard. The project includes a 120,000 square foot aquarium and a butterfly wonderland, with associated retail and food uses. A variance was requested to reduce the landscape setback along the western property line to preserve mature cypress trees. The project is considered exempt from CEQA under section 15183 as it is consistent with the General Plan and its EIR analysis. The Commission also discussed traffic, parking, operational hours, and future expansion possibilities. Concerns were raised regarding pedestrian safety around the shark feature and traffic management on Beach Boulevard, which staff addressed by highlighting planned site circulation, intersection controls, and traffic study findings.
