Board of Zoning Adjustment Approves ISR Variance, Denies Rear Setback Variance for Bridgewater Boulevard Property

The Board of Zoning Adjustment considered a request for two variances related to a residential property at 203 Bridgewater Boulevard. The first variance requested was to allow an impervious surface ratio (ISR) of 36% instead of the allowed 35%, necessitated by the addition of a 19x16 foot concrete patio after the initial construction of the home. The second variance sought to allow a rear setback of 8 feet and 4 inches instead of the required 20 feet for a proposed covered porch to be built over the existing concrete patio. Staff explained that the concrete patio, added after the initial construction and Certificate of Occupancy, made the property non-conforming. After discussion, the board approved the variance for the ISR (36% allowed vs. 35% limit) to allow the existing patio to remain. However, the variance for the rear setback for the covered porch was denied, requiring the applicant to modify their plans to comply with the 20-foot setback requirement.
